A first-floor flat in the heart of Ayr has been approved for use as a short-term let, despite concerns from a local community council about the loss of residential accommodation.
South Ayrshire Council’s regulatory panel for planning granted Jonathan Goldstraw’s application on Wednesday, September 9. The decision allows the change of use of the flat at 21A Burns Statue Square, in Ayr town centre and the Ayr Central conservation area.
Short-term let conditions
Guests will be able to stay at the property between January and December. Bookings must be for at least two days and no more than 90 days, with occupancy limited to four people.
Visitors will check in using a lock box from 3pm and must leave by 11am. The management arrangements include cleaning between stays and noise sensors inside the property.
No changes to the flat’s internal layout or the outside of the building were proposed. The property is part of a group of category C-listed buildings.
Community council objection
Fort, Seafield and Wallacetown Community Council submitted one objection. It raised concerns about the effect on neighbouring residential properties and the potential loss of housing.
However, council officers recommended approval. They said:
“It is considered that the additional noise and disturbance generated by the short-term let use at the property would be minimal, given the town centre location of the property and the proposed use of the property as a short-term let would be compatible with the amenity and character of the surrounding area.”
The approval means the Burns Statue Square flat can operate as short-term accommodation under the stated stay, occupancy and management conditions.
